Pre-Purchase Building Inspections

A property can look flawless on inspection day. The issues that cost tens of thousands — hidden water damage, structural problems, asbestos, unapproved works, failed waterproofing — aren't the ones you can see walking through.

I provide thorough pre-purchase inspections for buyers across Melbourne — using thermal imaging and moisture testing, checking subfloors, roof spaces, wet areas and the parts of a property most people never look at.

You get a clear, easy-to-read report so you can decide with confidence — or use the findings to negotiate.

Staged New-Build Inspections

The most important work in your new build is buried the soonest — under concrete, behind plaster, up in the roof. By handover, the most expensive defects are sealed in and the hardest to fix.


I inspect at every key stage of your build:

  • Pre-slab (pre-pour)
  • Frame
  • Lock-up
  • Fixing/waterproofing
  • Pre-handover (PCI)


I work with the builder on site where possible — not against them — flagging issues directly with the supervisor so they get fixed faster. You get a written report at each stage to keep, and to use when authorising progress payments.


VCAT Reports & Consulting

For homeowners who've had work completed below acceptable standards, I provide independent qualified assessments to support your case at VCAT.

As a licensed builder I can identify what is and isn't actually a defect — what's major, what's minor, what sits within the allowed tolerances — and document it in a format that holds up under scrutiny.

Dilapidation Reports

Pre- and post-construction inspections that document the condition of neighbouring properties before nearby building work begins. Photographic record-keeping that protects you from disputes down the track. 

Specialist Trade Referrals & Co-ordination

Building inspections have limits. If I identify something during your inspection that needs a specialist — structural engineering advice, plumbing investigation, electrical compliance, asbestos testing, or pest control — I can refer you to a trusted specialist or coordinate quotes on your behalf.

It's about giving you the full picture, not pretending one inspection can cover everything. You'll always know what falls within my scope as a licensed builder, and where a specialist's input is genuinely needed.
